What Our Customers Are Saying
Building decks in White Rock
White Rock is a small municipality on a steep south-facing hillside above the water, and almost everything about building a deck here follows from those two facts. The slope means decks frequently sit well above grade at one end, which brings taller posts, engineered footings, multi-level layouts and the higher guard requirements that apply to elevated structures. The aspect means the views are the reason the deck exists, which is why glass railings are more common here than anywhere else we work.
The marine exposure is the factor people underestimate. Salt-laden air is hard on metal, and it is unforgiving of the wrong fastener. Hardware, connectors, railing posts and fixings all need to be specified for a coastal environment rather than a general one — a fastener that would last decades in Langley can start showing corrosion here far sooner. Wind coming off the Strait is the other half of it, and it matters for guard design, glass panel selection and anything that has to stay put in a winter storm.
Jurisdiction catches people out. The City of White Rock is a separate municipality from the City of Surrey, so an Ocean Park or Crescent Beach address is administered by Surrey while a hillside address above the promenade is administered by White Rock. We establish which applies before drawing anything.
We work throughout White Rock, East Beach, West Beach, Ocean Park, Crescent Beach, Elgin and South Surrey.
The question we are asked most in White Rock is whether glass railings will spoil the view with frames. They do not have to — the choice of top-rail, post spacing and channel system decides how much structure you see, and that is a decision worth making before the deck is designed rather than after.
Permits in White Rock. Most deck projects in White Rock require a building permit. Which rules apply depends on how high the deck sits above grade, whether it is attached to the house, and the setbacks that apply in your zone. Requirements and processing times are set by the municipality and do change, so we confirm the current position directly with the City of White Rock or the City of Surrey, whichever applies on every project rather than working from memory. We prepare and submit the application as part of the build.
