What Our Customers Are Saying
Building decks in Delta
Delta sits low and flat, much of it at or just above sea level behind the dike system, and that shapes how we build here. A high water table affects footing depth and drainage design, and standing water beneath a low deck is a more common problem in Ladner and parts of North Delta than elsewhere in the region.
In Tsawwassen the bigger factor is exposure. Homes nearer the Strait of Georgia take sustained wind and salt-laden air off the water. That pushes us toward marine-grade fasteners and powder-coated aluminum or glass railing rather than untreated steel components, because corrosion appears years earlier on an exposed Tsawwassen deck than on a sheltered one in North Delta.
We work throughout Tsawwassen, Ladner, North Delta, Beach Grove, Boundary Bay, Sunshine Hills and Nordel.
For Delta specifically, composite makes most sense on open-air decks where water drains through the board gaps to the ground below. If there is enclosed space underneath, composite alone will not protect it and a waterproof membrane system is the correct choice instead.
Permits in Delta. Most deck projects in Delta require a building permit. Which rules apply depends on how high the deck sits above grade, whether it is attached to the house, and the setbacks that apply in your zone. Requirements and processing times are set by the municipality and do change, so we confirm the current position directly with the city on every project rather than working from memory. We prepare and submit the application as part of the build.
