Delta soil is not kind to deck footings. Here's what we do differently.We build a lot of decks in Tsawwassen and Ladner. The soil in South Delta - especially near the dyke and in floodplain areas - shifts seasonally. That creates problems for standard concrete footings that work fine in other parts of Metro Vancouver.On most Lower Mainland projects, and specifically on any Delta project over 200 sq ft, we use helical piles. They go deeper. They don't shift with the seasons. No major excavation that disturbs your existing landscaping. Why we stopped recommending pressure-treated wood for most residential decks in BC.Pressure-treated was the default for 30 years. It's cheap. Available everywhere. It works.But in BC's climate - 7 months of rain, freeze-thaw cycles in the shoulder seasons, dense soil in the Lower Mainland - pressure-treated lumber in ground contact degrades faster than the warranty suggests. By year 5 - 8 you're staining every season, replacing boards in high-traffic areas, and checking the joists for soft spots.Composite decking (Trex, TimberTech, AZEK) carries a 25-year manufacturer warranty.
